Circle T’s Plumber-for-Life Membership — Proactive Protection for Fort Worth and Cleburne Homes
Most homeowners call a plumber when something goes wrong. That is understandable — but it is also more expensive and more stressful than it has to be. A burst water heater on a Tuesday morning. A slow drain that becomes a backed-up sewer line by Friday. These things do not announce themselves. They wait.
Circle T Plumbing & Water Quality’s maintenance membership was built for Fort Worth homeowners who want the peace of mind that comes with a trusted plumber who already knows their home. It is Step 7 of our Quality Beyond Compare Method — the Plumber-for-Life relationship — turned into a formal annual plan. Proactive, documented, and built on the same no-surprises guarantee that governs every service call we make.
What the Membership Includes
The Circle T Plumbing & Water Quality membership covers both plumbing and water quality — because your home’s plumbing system and what flows through it are connected. Here is exactly what is included:
Annual Plumbing System Inspection A Responsible Master Plumber (License #M45785, issued by the Texas State Board of Plumbing Examiners) performs a comprehensive inspection of your home’s plumbing: water supply lines, drain lines, shut-off valves, visible pipe condition, water heater health (anode rod inspection, sediment assessment, temperature and pressure relief valve function), and fixture connections at sinks, toilets, tubs, and showers. You receive a written report of every finding — not a verbal summary, a written document you keep.
Water Quality Check We test your water for mineral hardness, chloramine presence, and pH. Fort Worth municipal water typically tests in the hard range — 6 to 10 grains per gallon — and uses chloramine as its year-round disinfection method. Both of those characteristics affect your plumbing and your appliances over time. If we find anything worth addressing, we explain it in plain English and present options. You decide.
Priority Scheduling Members are scheduled before non-members during peak demand periods. When your hot water is not working and it is the middle of a Fort Worth January, you do not want to be third in a dispatch queue.
No-Surprises Pricing on All Recommended Work Any repair or upgrade identified during a membership visit follows the same Circle T Trust Guarantee: you review all options with clear pricing, and work begins only after you approve. The membership does not change the guarantee — it extends it.

Why Proactive Maintenance Costs Less Than Reactive Repair
Plumbing problems rarely announce themselves at a convenient moment. A water heater silently accumulating scale from Fort Worth’s 6–10 gpg hard water — and Cleburne territory’s regionally typical 8–12 gpg Trinity Aquifer influence — works harder and fails sooner than a maintained one. A slow-closing shut-off valve becomes a blocked shut-off when you need it most.
Water heater leaks and bursts account for approximately 69% of water-loss claims in national insurance datasets, with an average cost of roughly $4,444 after the deductible. That figure comes from national PNNL and IBHS research and reflects the consistent finding across insurers that water heaters are the leading source of property water damage claims.
Separately, about 59% of homeowners delay necessary repairs because of cost concerns — a pattern documented by American Home Shield’s homeowner research. Delay typically makes the eventual repair more expensive, not less. A failed anode rod found during a membership inspection is a straightforward replacement. A water heater that failed because nobody checked the anode rod is a water heater replacement and potentially a dryout.
Proactive maintenance does not eliminate all risk. But it means fewer surprises — and when we find something during your membership visit, you know about it early enough to make a calm, informed decision instead of an emergency one.
This Is Not a Scare Tactic
If you have ever signed up for a home warranty or maintenance plan and felt like every visit turned into a pitch for the most expensive option on the menu — Circle T’s membership is built differently.
Membership inspections follow the same Quality Beyond Compare Method as every other service call: we diagnose the root cause, explain what we find in plain English, present your options — including “do nothing” — and you decide. You will never see a repair added to your bill that you did not approve first. That is the Circle T Trust Guarantee, and it applies inside the membership the same way it applies to any service call.
Our process is documented, not improvised. Patrick McKinnis and Tamra Toombs built Circle T around the belief that homeowners deserve honest information and genuine control over their decisions. The membership formalizes that relationship — it does not change it.

Who the Membership Is For
The Circle T Plumbing & Water Quality membership is designed for Fort Worth and Cleburne-area homeowners who want to feel confident that their plumbing and water systems are protected — not just patched when something fails.
If you own a single-family home in Southwest Fort Worth, Benbrook, Burleson, Mansfield, Cleburne, Joshua, Godley, or the surrounding area, you have invested in a property worth protecting. Fort Worth’s hard water and chloramine chemistry create real, measurable wear on plumbing systems and water heaters over time. The membership gives you a Responsible Master Plumber who already knows your home’s plumbing history — and a documented record of every inspection that becomes part of your home’s maintenance file.
It is also the right fit if you have worked with Circle T Plumbing & Water Quality before and want a structured way to continue that relationship — rather than remembering to call when something needs attention.
